Passive Ownership: The NNN Master Lease
We are interested in leasing select commercial income properties that you buy. We offer NNN master leases on self-storage, mobile home parks, senior living and apartments. These Asset Classes generally perform best during a slow economy, but are the most management intensive. With this “invest it and forget it” arrangement, you simply collect a single check each month from us on autopilot, while retaining all the tax benefits of ownership as the landlord. We can sign the lease with you prior to your asset acquisition, giving you piece of mind that you will own the asset passively from "Day One".

A Predetermined Exit Strategy: The Purchase Option
We will contract to purchase your property at the time you acquire the asset. Once we mutually agree upon the purchase price and date, we will execute an Option Agreement with you. This will allow you to enjoy the certainty of knowing who you will sell to (us), when you will sell, and how much profit you will receive at the time of the sale. Having a clear, predetermined exit strategy such as this will allow you to plan effectively for the future. You also will not need to list the property with a agent/broker, pay commissions, and wait for a buyer to come along, only to have the deal fall apart when the buyer gets cold feet. Unlike your typical “tire kicker” buyer, we will not need to perform due diligence since we will have intimate familiarity with your property as your master-tenant. When you sell your property to us, we can roll your proceeds tax deferred (via 1031 exchange) into one or more properties with a better return than your relinquished property.

This is because as your master-tenant, we will retain any new income above our contracted lease rate.
